 Would you like to expand or downsize your business? Does your business need more storage? Or would you like to start your own business? There’s now a brand-new place in Springville with rental units for any of those things. The just-finished, conveniently-located Commercial Storage/Flexible Space building constructed by Buffalo Flex Business Park, LLC, at 14145 South Cascade Drive in the Springville business district, is an excellent place for a business to be seen. It contains nine garage rental units, three of which have already been rented. “I built it so local businesses can expand and grow”, said the owner, John Keem III. “During the Covid pandemic, many people decided to either start their own business, downsize their business in a better facility or to grow their business and now need a place for it.”, he said. “And this new building now gives the people an opportunity”.

       The six units still available (as of November 10th) include four with 1,250 square feet of space and two with 1,500 square feet. The tenants already there include a car detailing shop and a plowing, lawn care and property maintenance company. Each unit rents for $1.05 per square foot. The complete cost for each 1500 square foot unit is $1,575 a month, while for the 1,250 square foot unit, it is $1,312.50. “Often other commercial rental space rents out for much more.”, said Keem. “However, I tried to keep the cost down and comparable to other similar units that I have seen.”  

      The three already-rented units include two with 1,500 square feet and the largest one, which has 1,650 square feet. Each unit has a nice inviting commercial grade front door and a window and its own bathroom, which is ADA compliant (accessible to people with disabilities). Each unit has fourteen-foot-high ceilings and each unit includes utilities such as heat, electric, water, sanitary and garbage. The garage overhead doors are 12′ x 12′ to accommodate various business needs. To suit tenants’ business needs, the owner is willing to put in dividing walls. “I’m waiting for tenants to tell me how much space they need”, he said.

     “The future tenants are in a busy area on a highly trafficked roadway”, Keem added. “There’s nothing else like this in the area. Some of the types of businesses that could benefit from these units include: contracting companies for supplies and operations, special retail shops, a golf simulator, a fabricating shop, a cross-fit gym, an Amazon box store, a sports training facility for youth sports or even a yoga studio. “The opportunities are endless for whomever is interested in pursuing a chance to accomplish their dreams”, Keem said, “that is why I built this building”.
